Brokerage Associate: Imperial Realty is an industry leader owning over 100 commercial properties and marketing for lease/sale an additional 100+ properties in the Chicagoland market. As our assignments continue to grow we are actively seeking a Commercial Real Estate Broker to join our team. The candidate will be responsible for market analyses, showing properties, LOI negotiations, lease negotiations, sourcing new clients, acquisitions and dispositions. The ideal candidate will be an aggressive, entrepreneurial minded self-starter who is expected to earn their broker’s license within 3 months and ideally has their Bachelor’s degree, but not a requirement. What we offer our brokers is very unique as we own millions of square feet of office, retail, industrial and land assets. Typical brokerage firms are reliant on other property owners assets to sell and lease and while we do list millions of square feet for others, Imperial provides its brokers all of our properties on a non-exclusive basis (any broker can work any property).
Architect/Project Manager
RESPONSIBILITIES:
- Execute the vision of company ownership for all building renovations of common areas
- Responsible for the management and timely execution of as well as tenant improvement work from initial concept through the construction punch list.
- Procurement and analysis of multiple competitive bids for projects.
- Work with municipalities for inspections and permits.
REQUIREMENTS:
- State of Illinois Architectural License
- AutoCAD and Photoshop proficiency
- Working knowledge of BOMA Measurement Standards
- Must be proficient with Microsoft Office and have excellent writing skills
- Efficient multi-tasking, time management and problem solving capability
- Strong verbal communication with the ability to communicate at all levels within the organization
- Bachelor’s degree required
- City of Chicago Self-Certification a plus
Senior Property Manager
ESSENTIAL FUNCTIONS – Responsible for meeting or exceeding our management expectations throughout the portfolio.
- Oversee and facilitate timely completion of building projects both large and small
- Put forth multiple, qualified bids and well thought out purchase orders including a bid summary sheet when submitting purchase orders
- Review, track, follow-up with maintenance staff regarding daily work lists
- Review call log daily for potential problems and proper resolution
- Work with Construction management as required, including: contractor selection, construction supervision, punch lists, expedite tenant build-outs
- Manage the property completion calendar
- Independently and successfully manage IRC properties and lead by example
- Assist the VP of Property Management with multiple operational projects
REQUIREMENTS
- Bachelor’s degree is preferred
- Strong project management and multi-site office building management experience is required
- Great conflict resolution and supervisory skills with the ability to teach, train, coach, and lead staff to success
- Demonstrated ability to manage and prioritize multiple complex operational matters on a daily basis
- Able to work the hours necessary to successfully perform the job and achieve results
- Proficient with Microsoft Office and have excellent writing skills.
- Strong verbal communication with the ability to communicate with all levels within the organization
- Must be able to travel to various suburban buildings within portfolio
Property Manager: We are seeking a Property Manager for this very hands-on position that involves managing a number of commercial properties with an emphasis on day-to-day building operations and staff supervision. We are looking for a unique individual with a keen eye for detail, trained to look for obvious as well as subtle improvements that will enhance our buildings. The ideal candidate will also possess an understanding of the various building mechanical systems. Strong verbal communication with the ability to communicate at all levels of the organization. Experiencing managing multi-story office buildings is required (residential building experience is not sufficient). A Bachelor’s degree preferred but not required.
Building Maintenance Engineer: An experienced Building Engineer for multi-story office buildings who understand the mechanics of how buildings work and can deal professionally with building tenants and vendors. Handle oversight of all mechanical and electrical equipment and systems and perform basic janitorial services and preventative maintenance. Experienced with HVAC–boilers, chillers, air handlers preferred. Ensure proper comfort conditions for tenants and common areas. Handle day-to-day maintenance/engineering work orders and repairs. Handle response to emergency and after-hours incidents.
